Life doesn’t always line up with market trends, and we’re here to help you navigate the process—whether it’s spring, summer, or the dead of winter. That said, if you’re looking to time the market, spring and summer tend to be the busiest, with more listings and more competition (great for sellers). Fall and winter often mean fewer buyers in the mix, which can be an advantage for those looking to negotiate a deal. Either way, we’ll strategize with you to make the timing work in your favor.

  • We earn a commission, which is a percentage of the home’s sale price, paid at closing. For sellers, our standard rate is 3%, though it may be slightly higher if additional services like project management for renovations are needed. For buyers, our typical rate is 2.5%, and we work to negotiate this into the deal so that the seller covers it. When we meet, we’ll go over everything in detail and agree on a commission structure that reflects the services you’ll receive. We believe in transparency, so you’ll always know exactly what to expect.

  • Yes, we connect you with trusted lenders and provide guidance on various financing options to suit your needs. We only recommend people we've worked with who are known to perform professionally and timely, and we will recommend 2-3 for you to interview to find the best fit for your situation.
